Office-to-resi plans for Ilford blocks

A developer is planning to convert an Ilford town centre office complex into 78 flats under new change-of-use rights introduced by the government.

Development Securities has lodged an application for prior approval with Redbridge Council for the conversion of Valentines House, in Ilford Hill.

It is proposing a mix of studios plus one-, and two-bedroomed apartments for the building, which is currently still in commercial use.

According to Dev Secs’ proposals, which were received by Redbridge Council planning officers earlier this month, the majority of the new flats would be in Valentines House’s six-storey Building A, with the remainder in four-storey Building B.

The plans are open to consultation and are currently being assessed by council officers.

Under the government’s amendments to the Town and Country Planning (General Permitted Development) Order 1995, which came into force in May, applicants wanting change-of-use permission to transform office premises to residential use must seek prior approval for the move, but do not necessarily need planning permission.
